A Grade II listed Baroque building for productions, shoots and private events up to 300

Bradmore House is available for dry hire across the whole building or by individual space. Three floors of characterful rooms: The Hall on the first floor (high arched windows, raised stage, private bar), the Library and Salon Bar on the top floor (book-lined, daylit), and Cellar on the ground floor (the on-site restaurant, available for buyout). Up to 300 people across the building.

Dry hire suits productions, brand activations, agency events, photo and video shoots, and private hires where the client has a production partner. We provide the space, the building, the AV, and the event manager. Two minutes’ walk from Hammersmith tube.

The Hall

The first-floor signature space at Kindred. High arched windows, an original fireplace, a raised stage, a private bar at the back of the room, and reclaimed wooden floorboards. Up to 150 standing or 120 seated theatre style.

Used for: brand activations and launches, film and photo shoots, fashion shows, and editorial shoots needing a stately interior. Power and rigging points available; tech pack from the events team.

The Library and Salon Bar

The top floor of Bradmore House. The Library is book-lined and daylit with high arched windows. The Salon Bar adjoins the Library and has its own bar with seating and banquettes. Together they hold up to 80 standing or 45 seated theatre.

You will also have the option to hire the Butterwick Room, an adjoining space with a capacity of 16.

Used for: editorial and brand photoshoots in The Library, podcast and interview recordings, private parties on dry hire terms, and breakout space when paired with a Hall booking.

Cellar

The ground-floor restaurant. Available for buyout on dry hire terms outside of normal restaurant trading hours, or as a hospitality space combined with an upstairs booking. Open kitchen pass, banquette seating, distinctive bar.

Used for: restaurant takeovers, private dining where the client brings their own caterer (rare – most buyouts use Cellar’s own kitchen), shoots needing a restaurant or bar location, and product launches with food and drink components.

  • Dry hire includes exclusive access to the agreed space or whole building, basic furniture in situ, power and lighting, WiFi, an events manager throughout the booking, and use of toilets and back-of-house. Client brings styling, additional furniture and any specialist equipment.

  • Up to 300 people across the whole building. The Hall on the first floor holds around 150 standing or 120 theatre-style. The Library and Salon Bar on the top floor add around 80 standing. Cellar on the ground floor adds further capacity. The exact mix depends on which spaces are hired and what they are used for.

  • Kindred is fully accessible for catering deliveries and has back-of-house space for plating and service. Cellar is also available if you change your mind and want catering managed in-house.

The building is a Grade II listed Baroque mansion with original early eighteenth century panelling, a Hall with high arched windows and a raised stage, a book-lined Library, a Salon Bar and a ground-floor restaurant. Productions, brand shoots, agency campaigns and editorial shoots have all hired the building. Power, lighting and rigging points are available; the events team will share a tech pack.

  • Hire windows are agreed per booking and include setup and breakdown time. An events manager is on site throughout. Standard conditions cover noise curfews, supplier insurance, electrical PAT testing for production equipment, and licence requirements if alcohol is being served by a third party. The events team will share full terms with your quote.
